Happy Summer, everybody! Most schools are now finished for the year, which [for us] marks the beginning of summer! [Andy is doing a happy dance--he HATES cold weather!]

Now, before we all melt into our patio furniture, a quick homeowner nudge: A few small moves now can save you from expensive “why is it 92 degrees inside” chaos later.

Here’s your summer home maintenance checklist:

• Swap out your air filters. Your lungs (and your AC) will thank you.
• Clean the gutters. Especially if you like your foundation not underwater.
• Check the sprinklers. Or prepare for your lawn to crunch underfoot by mid-June.
• Power wash the patio. For some reason, always so satisfying.
• Book your HVAC tune-up. Now, before everyone else's AC explodes at once.

Do this stuff as soon as you can, before it gets to be a million degrees outside!
